Relocation guide

Moving from New York City to Rockland County

Rockland sits across the Hudson from Westchester, just north of Bergen County, NJ. People moving from the city usually start with three questions: how will I get to work, what will taxes cost, and which towns have the kind of home I want.

Step 1: Start with your commute

  • On the Pascack Valley Line, weekday morning trains from Pearl River reach Secaucus Junction in roughly 30 to 55 minutes depending on the train, where riders change for New York Penn Station. Other trains continue to Hoboken for PATH or ferries. A temporary timetable is in effect Oct 11 to Nov 14, 2026.
  • Hudson Link H07/H07X buses run from the Palisades Center and Nyack across the Mario M. Cuomo Bridge to the Tarrytown Metro-North station. In the current timetable, Downtown Nyack to Tarrytown station is scheduled at about 15 to 20 minutes, and the Palisades Center (Lot J) to Tarrytown station at about 25 to 35 minutes. From Tarrytown, Hudson Line trains to Grand Central are scheduled at about 40 to 62 minutes, depending on how many stops the train makes.
  • Coach USA's Rockland Coaches routes run commuter buses from Rockland to the Port Authority Bus Terminal and the George Washington Bridge Bus Station. Ride times depend heavily on traffic, so check the current timetable for your stop.

Step 2: Understand the yearly costs

Property taxes are a bigger line item than many city renters expect, and they vary mostly by school district. See the property tax guide for full value rates by district. Also budget for heating, homeowners insurance, maintenance, and at least one car for most households.

Step 3: Learn the buying process here

  • Get pre-approved with a lender.
  • Tour homes, then make an offer based on recent sales.
  • Your attorney reviews and negotiates the contract while you schedule inspections.
  • Your lender appraises the home and finalizes the loan; the title company clears the title.
  • Final walk-through and closing.

Step 4: Use the relocation checklist

My free relocation checklist covers lease timing, utilities, school registration, DMV changes and more. You can open it from the Moving from NYC page.

Brendan's take

  • Many clients start with video calls and virtual tours, then plan a day or two of in-person showings.
  • It helps to visit a town on a weekday morning and a weekend afternoon before deciding.
