Selling your home in Rockland or Westchester

Selling a house is a big decision, and often an emotional one. I'll give you an honest read on price, a clear plan for getting the house ready, and regular updates once it's on the market.

What I'll do for you

  1. Walk through the house

We talk about your timing and goals, and I note what buyers will notice first.

  2. Price it with real comparisons

You'll see the recent sales and current listings I'm using, so the price makes sense to you.

  3. Get it ready

A short list of repairs, cleaning and staging ideas, and names of local people who can help.

  4. Market it

Professional photos, a full MLS listing, online exposure and social media, plus showings and open houses.

  5. Negotiate offers

I'll compare offers on price, financing, contingencies and timing, not just the top number.

  6. Get to closing

I stay in touch with the buyer's agent, the attorneys and the lender until the deal closes.

Questions people ask

How do you decide on a list price?

I look at recent sales of similar homes nearby, what's on the market now, and your home's condition and updates. Then I show you the comparisons so you can see how we got to the number.

Should I make repairs before listing?

Sometimes. Small fixes and a deep clean often pay off. Bigger projects may not. We'll walk through the house together and decide what's worth doing.

What will it cost me to sell?

Typical costs include the brokerage commission, your attorney's fee, transfer taxes and any agreed repairs or credits. Commission is negotiable, and I'll lay out the numbers in writing up front.

Can I sell and buy at the same time?

Yes, and many people do. It takes some planning around timing and financing. Let's talk about your situation.
